The fourth edition of Forbes Best Office Buildings Gala was held on Monday, February 26, 2018, at the Intercontinental Hotel - Fortuna Hall. The event awarded the most important actors in the office segment: developers, investors, owners, banks and tenant companies.

Building N1, belonging to the second phase of Coresi Business Park, has been completed in September 2017 and is fully leased. Azets, Accenture, Intech and Waters occupy the entire building, with a total area of 8,500 sq m. The second phase will be completed in the summer of 2018, with the delivery of the N2 building.

Immochan buys Coresi Business Park, integrating the office component in Coresi District, completing thus the functional mix and the urban catalyst spirit of the project in Brașov.

Brasov is the urban center best cost of living in Romania, according to a study carried by real estate platform and the agency D&D Research and cited by The research analyzed the perception that Romanians have over the cost of living in their city and neighbourhood, compared to their revenues. 

Waters Romania, the software and engineering company operating in the pharmaceutical, chemical and food industry, will occupy 3,500 sq m in N1 building, belonging to the second phase of development of Coresi Business Park. The building, with a total area of ​​8,500 sq m, will be delivered in the second quarter of next year.

The second phase Coresi Business Park comprises three low-height, A-class office buildings (GF + 3F / 4F) totalling 25,000 built sq m. There are on-going construction works on the second new building, N1, counting 8,500 sq m, to be delivered in the second quarter of 2017. L1 building, with a built surface of ​​8,300 sq m, is fully leased and has been delivered in September 2016. L1 and N1 buildings are in the process of obtaining BREEAM certification - "Very Good."

Coresi Business Park now totals over 30,000 sq m of a class office space and aims to reach 100,000 sq m in the coming years.

The main topics discussed during the ZF conference were the delay of the infrastructure works and the commissioning payment law which have frozen the real estate market. Developers consider that even if the demand on the market is high and the companies pay more and more attention to the quality of their projects, there is an increasing level of uncertainty regarding the commissioning payment’ effects. Also, the businessmen have pointed out the need of a clearer medium and long-term strategies coming from the authorities, with regards to the urban development and infrastructure.

Coresi Business Park, the class A office project developed by Ascenta Management on the former Tractorul industrial platform from Brasov, Romania, recently obtained the BREEAM Very Good sustainability certificate for two of its first buildings, thus becoming the first green-certified property in Brasov. BuildGreen, the leading consultant in the field of sustainable building design, development and certification in Romania, managed the certification process. The two companies are now working together for the certification of the upcoming second phase of the project.

Ascenta Management, the developer of Coresi Business Park in Brasov, was the winner of "The most courageous developer in secondary markets" prize awarded by Forbes on the second edition of Best Office Buildings in 2016 Gala, which took place on February 25 at Sheraton Hotel in Bucharest.
